  • Competitive Pricing - The most effective of marketing tools. We prepare periodic rental surveys ensuring prices continue tot stay competitive. Next, the classified ads of the local newspaper are most effective. In the case of Escondido/San Marcos we recommend the North County Times. With our volume of advertising we are able to place the ad for our clients at a significantly reduced rate of what their individual cost would be. Free advertisement is included. We provide updated lists of available units to military housing, post on internet web sites and provide our free rental list. We place signage on available units.
  • Tenant Screening – We diligently screen all applicants. The application process would start with the applicant doing a drive-by exterior inspection of the unit and neighborhood followed by an interior inspection with a member of our team. At that time, the applicant is given an application. Once the application is submitted, we would thoroughly verify income, credit history and rental history. Screening of applicants and selection of tenants are based on industry standards and applicable laws.
  • Tenant Placement - Once approved, we meet the new tenant for contract execution, coordination of keys, utilities, etc. And answer all questions for a smooth placement. All forms are state of the art contracts prepared by the California association of realtors, California apartment association and their legal staffs. Because of the ever changing, complex nature of tenant/landlord law, the use of these well researched forms is essential.
  • Property Maintenance – We respond to all maintenance requests in a prompt and timely manner. We maintain a list of contractors who are licensed and insured (liability and workman’s compensation) we currently manage approximately 300 units and have a buying power that benefits our clients by ensuring quality work at competitive prices with reasonable response time. We perform periodic drive-by inspection of properties to confirm tenants are fulfilling their responsibilities and note any needed maintenance or improvements to the unit. Our goal is to maintain the value of your investment property and ensure all liability and habitability issues are addressed and corrected.
  • Rent Collection – We maintain an aggressive rent collection policy. Typically rents are due on the 1st of the month and late on the 5th of the month. Shortly, thereafter all tenants with unpaid rent are served a 3 day notice to pay or quit. Late fee policy and cost are clear and included in the rental agreement.
  • Accounting – Our accounting staff has over 30 years of experience. We use state of the art software that sets the industry standards. We provide a monthly/annual reporting of all income/expenses. We prepare all 1099 information needed for your income tax professional.

  • Real Estate Sales - Homes Management is an established full service real estate sales office. We are members of the north San Diego County Association of Realtors and Sandicor multiple listing service. We offer real estate sales representation to all property management customers. We specialize in IRS 1031 exchange of investment properties. This program enables an investor to trade properties and defer capital gain taxes to a later date. We have an established relationship with a CPA, accommodator and attorney who specialize in this field.
